The ICD Specialist is pivotal in the mortgage loan journey, tasked with creating, scrutinizing, and validating the Initial Closing Disclosures (ICD). This role guarantees adherence to regulatory standards and internal policies, ensuring borrowers receive precise and timely information about their loan terms and costs. The ICD Specialist interacts with various departments like loan administrators, underwriters, and closing assistants to address inconsistencies and facilitate seamless loan completions. Key Duties

Preparation of Initial Closing Disclosures:

* Craft and examine Initial Closing Disclosure (ICD) forms for accuracy and completeness, following company guidelines and regulatory stipulations.

* Guarantee that the ICD is delivered to the borrower three business days before closing, in line with TRID (TILA-RESPA Integrated Disclosure) rules.

Data Review and Verification:

* Examine loan terms, charges, taxes, and financial details to confirm their correct presentation in the ICD.

* Cross-reference all loan paperwork to ensure consistency with underwriting criteria and customer data.

* Detect and rectify any discrepancies in loan documents before issuing the ICD.

Compliance and Regulatory Monitoring:

* Keep abreast of federal and state mortgage regulations (including TRID) to ensure all disclosures comply with legal requirements.

* Maintain thorough records of all issued ICDs and track timelines to ensure compliance with the three-day notification rule.

Internal Team Coordination:

* Collaborate with loan specialists, underwriters, processors, and closing planners to ensure all necessary data is gathered and correctly reflected in the ICD.

* Liaise with the loan origination team to address any borrower queries or concerns regarding the closing disclosure.

Quality Assurance and Documentation:

* Perform quality assurance checks on all ICDs before submission to ensure no errors or omissions are present.

* Report any issues or trends related to ICD inaccuracies or compliance risks to superiors for further evaluation.

Technical and Professional Skills

* Proficiency in Microsoft Office applications (Excel, Word, Outlook).

* Critical thinking and problem-solving skills to address issues swiftly.
